Looking to start a athletic related buisness in san diego & looking for some areas that are up & coming

Close to beach
within 20-30 miles of encinitas
good schools (raise a family)


........looking for a place that in 5-10 years it will be like del mar.

What's wrong with the South Bay?

San Diego is a good place. My brother lives in La Mesa so I visit down there pretty often. I think there are certain parts of La Jolla (next to the beach, like you wanted) that I think will turn into the next Hermosa if you give it some time.
